Where our service areas sit

Ashbourne Commercial Limited works across two connected sides of UK retail: the property and format side, where units are found, assessed and occupied, and the operating side, where retail and commercial activity is planned, supported and kept on an even keel. Most enquiries touch both, so we set them out side by side rather than as a menu of unrelated products.

Read the two columns below as one ledger. On the left, the format question — what kind of space suits the trade, and what a landlord or investor can realistically expect from it. On the right, the operating question — what happens after the keys change hands, and which commercial activities keep the site working.

If your requirement sits between the two, that is normal. Tell us the format, the location and the trading pattern you have in mind, and we will tell you which service area it lands in and what we would need from you to take it further.

The service areas we cover

Four areas, weighted the way the work usually arrives. Retail and commercial activities run through all of them.

Lead service area

Retail and commercial activities

The core of what we do: supporting the day-to-day commercial activity that sits behind a trading retail site. That covers the operating rhythm of a unit — how the space is used, which activities run alongside the main trade, and how those activities are described, agreed and kept consistent as the site matures. If you already hold a site and want it working harder, this is usually the starting point.

It suits landlords, operators and investors who need a clear, practical view of what a site can carry, rather than a theoretical one.

·

Retail format and unit support

Reading a unit against the trade it is meant to serve: frontage, footfall pattern, parking, service access and the neighbouring mix.

·

Commercial property guidance

Practical help on lease questions, permitted use and the paperwork that sits around a commercial occupation in England.

·

Operator and investor liaison

A single point of contact between the people trading in a unit and the people who own or fund it.

Format before activity

A unit's shape, access and neighbours decide which commercial activities it can carry. We look at the building first, then the trade.

Which side of the ledger is your requirement on?

A quick way to place your enquiry. The left column is about the property and format question; the right column is about what happens once the site is trading.

The question you are asking

Which unit suits this trade, and on what terms?

Which activities can run here, and how do we keep them consistent?

What we look at first

Frontage, footfall, parking, service access, neighbouring mix.

Trading pattern, staffing rhythm, which side activities fit without crowding the main trade.

What you get back

A plain view of whether the format works before you commit.

A practical plan for what the site carries, written so a landlord or investor can follow it.

Typical starting point

You have a location, a unit or a portfolio under review.

You already hold the site and want it working harder.

How a service area becomes a brief

Four steps, in the order they usually happen. Nothing here is a contract until we have both agreed it in writing.

  1. Describe the requirement Tell us the format, the location and how you expect the site to trade. A rough outline is enough to start. Step one
  2. Check the fit We compare what you have described against the service area it belongs to, and say plainly if it sits outside our scope. Step two
  3. Agree the scope What is included, what is not, and who is responsible for each part. Anything unclear gets written down before work starts. Step three
  4. Work through it We keep you updated at agreed points rather than in a stream of messages, and flag anything that changes the picture. Step four

Timelines depend on the site and the format, so we set them per brief rather than quoting a standard turnaround. If a decision needs to wait on a survey, a lease point or a third party, we say so early.

What helps us place your enquiry

You do not need a finished pack to talk to us. These are the things that let us give you a straight answer instead of a holding reply.

Contact
  • The location and the format

Town, street or retail park, and whether you are looking at a high-street unit, a retail park unit, a solus warehouse or a foodstore. A postcode is ideal but a description works.

  • The trade you have in mind

What will be sold or operated, roughly how many days a week, and whether you expect any side activities alongside the main trade. This is what decides which service area the work sits in.

  • Who else is involved

Landlord, agent, surveyor, funder or fit-out contractor. Knowing who is already on the project saves a round of introductions later.

  • Any date that is fixed

A lease start, a handover date or a trading deadline. We will tell you honestly whether the date is workable before you rely on it.

Questions we get about service scope

Do you work on single units or only on portfolios?
Both. A single retail unit and a multi-site portfolio go through the same four steps; the difference is how much of the comparison runs at once. If you have one site and one trade in mind, that is a complete enquiry.
Can you take on a site that is already trading?
Yes, and it is common. Most trading and activity work starts with an occupied site. We will want to understand the current pattern first, because changing how a live unit operates carries more risk than planning an empty one.
Is there a fee for an initial conversation?
A first conversation to establish whether your requirement fits one of our service areas costs nothing. If it does fit, we set out what is included, what is excluded and how fees would work before any work begins.
What if my requirement does not fit any of the areas listed?
We will say so directly rather than stretching the scope to fit. Where a requirement sits outside what we do, we tell you early so you can take it to the right place instead of waiting on us.
